Etihad Garden Phase-III is the latest extension of the Etihad Garden housing scheme in Rahim Yar Khan, laid out along a long north-south corridor connecting to Patan Minara Road at its northern tip and Airport Road near its southern entrance.

Location and Access

The scheme runs in an elongated, irregular shape stretching from a built-up/undeveloped grey zone in the north (adjacent to Patan Minara Road) down to a roundabout entrance in the south, where Main Road 80′ Wide meets Airport Road. A secondary Main Road 60′ Wide curves through the upper portion of the site, and a Road 50′ Wide runs along the western edge of the lower section. This layout gives Phase-III direct access to both the airport corridor and Patan Minara Road, positioning it as a continuation of the road network established in earlier phases.

Blocks

The map identifies three named blocks:

  • Block A – located in the upper-central portion of the scheme, wrapped around the curving Main Road 60′ Wide, bordered by a park (2.53 Kanal) to its north.
  • Block A1 – situated just south of Block A, centered around another park (6.98 Kanal), and containing a mix of plot sizes.
  • Block B – the largest block by footprint, running along the entire lower half of the layout, from the mid-section down to the southern entrance near the roundabout. Block B is split across several non-contiguous sections connected by the main spine road.

Plot Types and Sizes

The legend breaks plots down by size and use, each color-coded:

  • 20-Marla Plots (tan/beige)
  • 10-Marla Plots (pink) — including some marked as 1-Kanal Residential Plots
  • 7-Marla Plots (light blue/lavender)
  • 5-Marla Plots (peach) — labeled in several places as 27′-3″ x 90′-0″ residential plots
  • Public Buildings (red) — including the Masjid (4.73 Kanal), a “PB for Local Govt” plot (9.54 Kanal), and a “PB for Sponsor” plot (4.76 Kanal), both located in the far southwest corner of Block B
  • Parks & Open Space (green) — several parks distributed through the scheme, the largest being 6.98 Kanal near Block A1, plus smaller parks near Block B and the northern curve

Layout Highlights

A distinctive feature of Phase-III is the curved commercial strip along Main Road 60′ Wide in the northern section, where 30’x40′ and 30’x30′ commercial plots line both sides of the bend — likely intended as the scheme’s primary retail corridor. The Masjid, at 4.73 Kanal, sits centrally between Block A and the curve, giving residents in both the northern and southern sections reasonable access.

Utility infrastructure — the OHWT (overhead water tank), SWM, and DS plots — is grouped together along the western boundary near Block B, a layout choice that keeps essential services centralized while separating them from residential frontage.

The southern end of the scheme narrows toward a roundabout, where Main Road 80′ Wide meets the Airport Road link, forming the main vehicular entrance into Phase-III.
