Block B is the largest block in the Etihad Garden Phase-III master plan, running along the entire lower half of the scheme, from just south of Block A1 down to the southern entrance near the roundabout on Main Road 80′ Wide.
Location within the Scheme
Unlike Block A and Block A1, which sit compactly in the northern section, Block B spans a long, multi-segment stretch of the layout, split into several connected sections along the main spine road. It runs from the mid-point of the scheme down to the far southwest corner, where the road network narrows toward the roundabout entrance from Airport Road.
Plot Types and Sizes
Block B carries the widest variety of plot sizes in Phase-III:
- 1-Kanal Residential Plots, at 60′-6″ x 110′-0″, among the largest plots in the entire scheme.
- 10-Marla Residential Plots, at 38′-11″ x 90′-0″.
- 7-Marla Residential Plots, at 35′-4″ x 75′-0″.
- 5-Marla Residential Plots, at 27′-3″ x 90′-0″.
This range makes Block B the most flexible block for buyers, spanning from compact 5-Marla plots up to full 1-Kanal residential holdings.
Public Buildings and Utilities
Block B also carries most of the scheme’s public and utility infrastructure:
- Masjid area nearby to the north (shared boundary with Block A/A1 zone).
- PB for Local Govt (9.54 Kanal) and PB for Sponsor (4.76 Kanal) — both located in the far southwest corner of the block.
- OHWT (overhead water tank), SWM (solid waste management), and DS (disposal station) — utility plots grouped along the block’s western edge, near a dedicated park (5.92 Kanal).
Surroundings
- Main Road 80′ Wide — runs through the length of Block B, connecting it north to Block A1 and south to the roundabout entrance.
- Road 50′ Wide — runs along the block’s western edge in its southern section.
- Roundabout entrance — where Main Road 80′ Wide meets the Airport Road link, forming the scheme’s main southern access point, sits right at the edge of Block B.
- Park (5.92 Kanal) — a dedicated green space near the utility cluster on the block’s western side.
Why Buyers Are Drawn to Block B
- Widest plot-size range — from 5-Marla to full 1-Kanal plots within one block.
- Proximity to the main entrance — direct access via the southern roundabout.
- Largest inventory — as the biggest block in Phase-III, it likely holds the greatest number of available plots.
- Established infrastructure — home to the scheme’s utility services and public buildings, useful for long-term community planning.
